Europe has had this form of development for many years because energy costs are so much higher there, but America is starting to catch on and is turning green.

The Helena, a 37-story residentialbuilding with 58 studio, one- and two-bedroom apartments on Manhattan'sWest Side will be the first voluntarily green residential building inManhattan. It features floor-to-ceiling glass, wrap-around windows andsleek metal panels. Although it is notyet a primary issue in China, indoor air quality is becoming more of anissue in terms of ventilation and materials over there now. The Canada Green Building Council has submitted its own version -LEED Canada - based on the U.S. "Going for the green: environmentally friendly buildings and sites can also be friendly to the bottom line." A silver certification went to theNational Geographic Society's Headquarters in Alexandria, Virginia, whichupgraded their heating and cooling system, interior lighting systems, andbuilding operations practices within all four of its interconnectedbuildings, increasing the market value of the property by $4 for every $1invested. The Conde Nast building at 4Times Square stands as testimony to how sustainable design can beintegrated into a state-of-the-art facility. With a green site, an environmentally friendlydeveloper will disturb as little of the site as possible and leave nativeplants and shrubs in place to reduce watering, fertilizer and care costs.The greening of America is underway. Another factor is the approachto building: in Europe much more value is placed on building a qualitystructure that will last for 2 to 3 years, so sustainability isessential. 46(1) (2 4):1 .Kaplan, Dan. Energy costs are much higher in Europe, as much as four times higherthan in the United States, so conservation is a natural part of andevelopment project over there (Weeks 45).
